Total Property Management

The Total Property Management services offered by Castle Properties, Inc. are designed to allow you, the property owner, to own a profitable commercial property without committing all of your time and effort to dealing with the headaches of the day-to-day management of that property. The following is a partial list of those services Castle Properties, Inc. will provide to ensure that this happens:

  • Act as primary contact for all tenants- All tenant phone calls and correspondence will come to us. You値l only be bothered in those instances where your input is necessary in making a decision.
  • Act as primary contact for prospective tenants- We値l be responsible for taking phone calls and questions on any properties that may become vacant. We値l also show the property to all interested parties.
  • Marketing of vacant properties- We値l work to fill any vacancies through posting signs at the property, listing the property as available on loopnet.com as well as our website, and promoting in any other way the property owner would like.
  • Preparation of lease agreements- Castle Properties, Inc. will prepare lease agreements for all new tenants and ensure that renewals are signed as needed.
  • Scheduling required maintenance- As property manager, Castle Properties, Inc. will be responsible for scheduling and ensuring that all preventative and other types of maintenance occur as needed.
  • Coordinating landscaping and other upkeep- We値l use our relationships with a variety of local companies to ensure that your property is properly cared for in the areas of grass cutting, landscaping, power-sweeping, and snow removal.
  • Regular property visits- Through the regular course of our property management services, we値l routinely be on-site at your property ensuring that any maintenance issues are identified quickly and tenant concerns are addressed.
  • Collection of rent- Castle Properties, Inc. will be responsible for invoicing tenants as necessary and collecting rent as it becomes due. In the event that a tenant is under a triple-net lease, we値l handle the billing of these items (utilities, landscaping, property taxes, etc.) as well.
  • Monthly statements- We値l keep you, the owner, updated on the financial standing of your property through monthly financial statements.
